Real Estate · Metro housingFirst quarter 2010
Miami, 2010
Miami housing has already fallen sharply after the financial crisis. You can buy, keep renting, or wait for clearer evidence that the market has stopped falling.
- The FHFA all-transactions metro index stands at 195.88 in Q1 2010.
- A metro index mixes many properties and includes appraisals; it cannot price the home in front of you.
- Financing, insurance, taxes, maintenance, and transaction costs may matter more than the headline index.
What happened next
Early was not the same as perfectly timed.
The index fell another 7.8% to 180.64 in Q2 2011, then rose to 666.21 by Q2 2026. A buyer needed both staying power and a property that actually tracked the metro average.
